The main difference between a real estate agent and a real estate broker is that brokers are licensed to manage their own businesses, while agents are not. But even though real estate agents work under brokers, their jobs are similar. Brokers and agents both help clients sell their homes as well as buy new homes. It’s possible for people to buy or sell their home without using a professional, but a real estate agent can make the process a lot easier. By advising clients on prices, mortgages and market conditions, an agent shows sellers how to price their house accurately and make the property as appealing as possible to potential buyers. Agents also guide buyers toward the homes that best fit their needs by generating a list of properties for sale, accompanying the client to see the properties and negotiating an offer with the seller. All candidates for a real estate salesperson license must attend and successfully complete New York State approved 75 Hour salesperson qualifying licensing class and pass a school exam prior to licensure. Proof of satisfactory completion of this course must be furnished to the Department of State by Brooklyn school certification on the salesperson license application by an original certificate with a raised school seal.

Requirements for Salesperson licensure are:

  • Minimum age of 18
  • Demonstrate fair knowledge of the English language
  • Complete a New York DOS approved 75 hour qualifying course
  • Pass the Real Estate qualifying course exam
  • Pass the New York DOS licensing exam
  • Obtain broker sponsorship

 

Be in one of four citizenship categories:

  • Citizenship status
  • Permanent residency
  • Have a work authorization card obtained from the Immigration and Naturalization Service
  • Have a work permit obtained from your sponsoring employer
